INCREASE YOUR DWELLING HOUSE VALUES

INCREASE THE VALUE OF YOUR HOME INVESTMENT – add an extension

It's not surprising that kitchen extensions are so popular given the rise of open-plan living and the waning need for a separate dining room. According to General Building Contractor and Director Joe Kline, one of the most common home improvement projects architects undertake is a domestic kitchen extension.

Undoubtedly, both new and current homeowners want a larger kitchen, but how much value can an addition add?

This all depends on the size of the existing kitchen; if you are opening up a small kitchen, expect to increase the price of the typical UK home by £35,000 to £46,400 ( around 15%–20%).

However, Joe Kline asserts that "…merely extending a kitchen that's already a decent size," you won't add much value.

LOFT CONVERSIONS CAN EARN A PROFIT OF £12,000 TO £16,000 IMMEDIATELY.

Even though an addition that includes a bigger kitchen or a bedroom adds the most value, these projects are certainly in 2023 now even more expensive because of rising energy and material costs, rising interest rates on loans, and labour shortages that drive up the overall build cost.

As a result, you would have to wait years to see a return on your investment. A loft conversion, however, may be your best option if you need to sell quickly because it can significantly increase your return on investment.

The average loft conversion costs £39,000 - £50,000 (on a typical mid or semi-detached two storey dwelling house) to construct and can increase a home's value by about 12%-15%, netting building owners a sizable long-term profit.

Joe Kline advised using the loft conversion to build a master bedroom with dormer windows to increase the floor space area in order to maximise your profit potential.
